	<description><![CDATA[Every so often a single transaction clarifies a whole market. The sale of Alba, a 20-storey rental tower on René-Lévesque Boulevard East, is one of those transactions. When Mondev and Hillpark Capital sold the building to InterRent REIT and Crestpoint Real Estate Investments for $107 million, they did more than complete a deal. They offered a snapshot of what institutional investors want in Canadian real estate today, and of what is hard to find. According to Scott Speirs of CBRE Montreal, who represented the sellers, investor demand in Montreal's multi-family market is increasing, and the increase is especially strong among institutions. Their attention, he said, is focused on new-build, purpose-built rental. There are sound reasons for that focus. Institutional investors, such as pension funds and real estate investment trusts, generally look for stable, long-term income. A newly built rental building offers modern construction, lower near-term capital needs and a tenant base that can be leased up and managed over many years. Residential rental also tends to be a dependable asset class because people always need somewhere to live. Alba drew interest from precisely that group, along with high-net-worth investors, once marketing began on May 14, 2024, and the resulting two-round bidding process was competitive. ]]></description>
